Wrong Place for the Stadium

I can't see why the Pt. Douglas site is suddenly so attractive for the proposed new stadium. I maintain the best would actually be on the old Canada Packers grounds in St. Boniface. For starters, that area has lain unoccupied for years now, and no one has made any bid for utilizing it. This situation will continue if Pt. Douglas is selected. Secondly, the road access to it is better with Archibald, Marion & Lagimodiere either running right past it or in close proximity. No special new roads or bridges are needed. Thirdly, it's not too far from downtown, less than 3 miles. But before we get too carried away about any new facility, we need better transparency about the whole process since this was missing regarding the arena. There are certain sections of that agreement that have been blacked out suggesting some hanky-panky took place regardless of how well the MTS Center has worked out. In addition, as the Canadian Taxpayers' Federation has suggested, the tax money set aside for the public contribution to the project should be refunded to the citizens. Those who want their share to go toward a stadium could return their money to whoever's building the complex. Those who don't could keep it. If the latter make up the majority, they'll send a signal to the city that a patch job on the old stadium is good enough. And when you consider the type of league the CFL is, maybe they'd be right.

The best part about this whole debate is the commercial space. Asper is proposing to build additional commercial space bigger than the forks in Point Douglas and will purchase the land at Polo Park and put in additional commercial space there too. Have we not learnt from the building of Portage Place??? There used to be shops all along Portage Ave. and when Portage Place was built, those stores fled for new digs in Portage Place leaving many of the store fronts on Portage Ave empty ever since. The same could happen at the Forks and Polo Park. There's only so much retail to go around and from last I checked, the Forks isn't the same as it used to be. The gleam has worn off a bit at the Forks and a new commercial development will only create competition for the Forks not help it. And the Condos! Don't even get me started about the condos. I defy any developer to come forward with a plan for a new stadium that does not involve the word condominium......based on what I've seen it can't be done.

I agree about the retail development and the condos. If David Asper would take a closer look at Pt. Douglas and compare it with the other regional shopping centers in the city, he'd see it's the wrong place for any new retail outlets. PLaces like Unicity, St. Vital, Kildonan Place, Polo Park, etc. are close to middle-class housing areas whereas Pt. Douglas is close only to warehouses or low-income districts. That's why Portage Place never made it big. Why anyone thinks people will rush to any new retail places in Pt. Douglas is beyond me. Likewise with condo development in close proximity to any new stadium. What's the advantage, especially in Pt. Douglas? If any new stadium is built, let it be on the old Canada Packers site; otherwise, that'll continue remaining empty for years.

Because I own property near the Canada Packers' site, I could not agree more that it should be built there. Mostly so that I could walk to games instead of braving the traffic.
